What is the difference between TDHCA and TSAHC down payment assistance?

The short answer

TDHCA and TSAHC are separate Texas agencies that offer similar help. Both can provide down payment assistance up to about 5% of your loan amount, as a deferred second lien that is either forgivable (generally after 3 years) or repayable at sale, refinance, or payoff, with a credit score minimum around 620. TSAHC also runs a Homes for Texas Heroes track for teachers, firefighters, and veterans.

TDHCA (the Texas Department of Housing and Community Affairs) runs My First Texas Home for first-time buyers and My Choice Texas Home, which can be open to repeat buyers. TSAHC (the Texas State Affordable Housing Corporation) runs Home Sweet Texas and Homes for Texas Heroes, and also offers a grant option. Both pair the assistance with a 30-year fixed-rate first mortgage, and both carry income and purchase-price limits plus a required homebuyer education course. Program details and availability change, so confirm current terms with the agency and a licensed lender.
