Can I combine down payment assistance with an FHA loan in Houston?

The short answer

Often, yes. TDHCA, TSAHC, and the City of Houston Homebuyer Assistance Program are commonly paired with FHA loans, and many are compatible with conventional loans too. Whether a specific combination works depends on the lender, the program's current rules, and your full financial file.

FHA's relatively low down payment (3.5% with qualifying credit) is one reason it pairs often with Texas down payment assistance: the assistance can cover some or all of that upfront cash. VA and USDA loans already allow 0% down for eligible buyers, so assistance there usually targets closing costs instead. A licensed loan officer can check which pairing fits your loan type and target home.
