Does a more expensive Houston home need a bigger down payment?

Written by the Warens Financial Group education team · Reviewed by Franklin Warens, Mortgage Broker, NMLS #1249423

The short answer

Often, though it varies by lender. Above the $832,750 2026 conforming loan limit for a one-unit home, a loan becomes a jumbo loan, and jumbo guidelines are set by each lender rather than Fannie Mae or Freddie Mac, so down payment expectations differ from one lender to the next.

In general, lenders ask for more equity and larger post-closing cash reserves as the loan amount grows. A larger down payment can also keep a loan under the conforming limit in the first place. See our jumbo loan overview for how that line is drawn.
