Is the down payment the only cash you need at closing in Houston?

Written by the Warens Financial Group education team · Reviewed by Franklin Warens, Mortgage Broker, NMLS #1249423

The short answer

No. Closing costs in Houston are generally separate from the down payment and typically run about 2% to 5% of the loan amount, covering lender, title, and third-party fees plus prepaid items like taxes and insurance.

Some down payment assistance programs and seller concessions can help cover closing costs as well as the down payment, and a few FHA and conventional programs allow the seller to contribute toward closing costs. Ask your loan officer for a full Loan Estimate early so the total cash needed at closing is clear well before your closing date.
