Quick answer

Mortgage lenders charge in two places: origination fees in Section A of your Loan Estimate, and the rate, through points or lender credits. Each lender sets both. Warens Financial Group (NMLS #2532048), a Houston mortgage broker, compares those charges across several wholesale lenders on one application.

What do mortgage lenders charge?

Origination charges, plus the price built into your interest rate.

No law sets one price for a Houston mortgage. Each lender decides its own origination charges and its own pricing for each rate, and that pricing moves daily with the market and with your credit, down payment, loan type and lock period. That is why two lenders can quote the same borrower very different totals. Every lender must send you a Loan Estimate within three business days of your application, on the same federal form, so you can compare them fairly.

What is an origination fee?

It is what the lender or broker charges for making your loan.

Some lenders show one origination fee. Others split it into application, processing and underwriting fees. All of them sit in Section A, Origination Charges, on page 2 of the Loan Estimate, along with any discount points. Add up the whole section instead of reading one line, because a lender with no "origination fee" can still charge the same amount under other names.

Lender fees vs third-party fees

Only Section A is the lender's own price. The rest comes from other parties.

C. Services you can shop forTitle, settlement and survey services.Third parties you may choose

Section A charges are also the most protected. Under federal disclosure rules, the lender's own charges generally cannot go up at closing unless a valid changed circumstance applies. Texas has no state mortgage tax or transfer tax, which keeps Sections E to H lower than in some states. For the full list, see closing costs in Houston.

How do points and lender credits change the cost?

They let you trade upfront cost for monthly cost.

Discount points raise what you pay at closing and lower your rate. Lender credits do the opposite: a higher rate, and the lender pays part of your closing costs. The same lender can quote a loan with points, with no points, or with a credit. Compare quotes at the same rate, or at the same total cost, or the numbers will mislead you. Learn the break-even test in how mortgage points work.

How do you compare Loan Estimates?

Same loan, same day, same lock, then read four lines.

  • Page 1, Loan Terms. The interest rate and the monthly principal and interest.
  • Page 2, Section A total. The lender's own charges, including any points.
  • Page 2, Lender Credits. Any credit the lender gives you toward closing costs.
  • Page 3, Comparisons. The APR and the total you pay in five years.

Ask each lender for the same loan amount, loan type and lock period, on the same day, because pricing changes daily. Then ask two questions: does this quote include discount points, and is the broker or loan officer paid by me or by the lender? A broker is paid by you or by the lender on a given loan, never both, and federal rules bar pay based on your interest rate or loan terms.

Why compare several wholesale lenders?

Because the same file can price differently at each one.

A bank quotes its own origination charges and its own rate pricing. A mortgage broker takes one application and compares Section A and the rate pricing across several wholesale lenders for your exact file, so you see more options without applying at every bank. That matters most when your file is not textbook: self-employed income, an ITIN, a rental property or credit that is still growing. Frequently asked questions

How much do mortgage lenders charge in Houston?
There is no single price. Each lender sets its own origination charges and its own rate and point pricing, and both change with your file and the market. Your Loan Estimate shows the lender's charges in Section A, so compare that section across lenders.
What is an origination fee?
An origination fee is what the lender or broker charges to take, process and underwrite your loan. It may appear as one fee or as separate application, processing and underwriting lines in Section A of the Loan Estimate.
Which closing costs come from the lender and which do not?
Section A holds the lender's own charges. Sections B and C hold third-party services such as the appraisal, credit report and title work. Taxes, government fees, prepaids and escrow follow the property and your insurance, not the lender.
Can a lender raise its fees after the Loan Estimate?
Generally not. Under federal rules, the lender's own charges in Section A usually cannot go up at closing unless there is a valid changed circumstance, such as a change in the loan amount or a rate lock you chose later.
How is a mortgage broker paid?
A broker is paid either by you or by the lender on a given loan, not by both. Federal rules bar pay tied to the loan's interest rate or terms. The Loan Estimate shows how the broker is paid.
Does applying with several lenders hurt my credit?
Mortgage credit checks made within a short window are generally counted as one inquiry for scoring, so comparing a few lenders over a few weeks has a small effect. The CFPB encourages borrowers to shop.
