What is mortgage pre-approval, and how long does it take?

Quick answer

Pre-approval is a lender's real review of your income, credit, and assets that tells you what you can realistically borrow. With your documents ready, it often takes a day or two. It costs nothing, it is not a commitment, and it is the single step that turns house shopping from guessing into knowing.

Most people start their home search by scrolling listings. The buyers who feel calm and in control start with pre-approval, because every decision after it gets easier. Here is exactly what it is and what to expect.

What does pre-approval actually involve?

You share your financial picture, and the lender verifies it.

A short application covers your income, your debts, and your assets. The lender reviews documentation and checks credit, then tells you the amount you can realistically borrow and the programs that fit. That letter is what you shop with. Unlike a quick online estimate, it reflects a real review, which is why listing agents treat it as evidence you are serious.

What documents do you need?

  • Income. Recent pay stubs and W-2s for employees. Self-employed and 1099 borrowers use tax returns or bank statements, depending on the program.
  • Assets. Recent statements for the accounts holding your down payment and reserves.
  • Identification. Government-issued ID. Borrowers without a Social Security number can use an ITIN for the programs built for them.
  • Credit. You authorize the check. You do not need a perfect score to get pre-approved, and finding out where you stand is part of the point.

How long does pre-approval take?

Often a day or two once your documents are in, sometimes same-day for straightforward files.

The timeline mostly depends on how quickly the documents arrive and how complex the income picture is. A W-2 employee with statements ready can move very fast. Self-employed files take a little longer because there is more to review, not because anything is wrong.

Why does pre-approval change the search?

  • You shop a real price range. Instead of guessing what fits, you know, before you fall in love with anything.
  • Sellers take your offer seriously. A pre-approval letter tells the seller a lender has already reviewed your finances.
  • You can move fast. When the right home appears, your offer is ready the same day, not stuck waiting on paperwork.
  • Fewer surprises later. Questions about income or credit surface at the start, when there is time to solve them calmly.

What pre-approval is not

It is not a final loan approval, which happens after you have a specific property under contract and the full file is underwritten. It is not a commitment that forces you to borrow. And it is not a test you can fail in any lasting way. If the review finds something to work on, you leave with a clear picture and a plan, which is worth more than a guess ever was.

Frequently asked questions

Is pre-approval the same as pre-qualification?
No. Pre-qualification is usually a quick estimate based on what you state. Pre-approval means the lender has actually reviewed your documentation, which is why sellers and agents take it more seriously.
Does pre-approval commit me to anything?
No. It is not a commitment to borrow, and it is not a final commitment by the lender to lend. It tells you what you are working with so you can shop with confidence.
How long is a pre-approval good for?
Commonly around 60 to 90 days, since it reflects your finances at a point in time. If your search runs longer, refreshing it is usually simple.
Does getting pre-approved hurt my credit?
It involves a credit check, which has a small, temporary effect for most people. Scoring models also treat multiple mortgage inquiries in a short shopping window as a single event.
What if my finances are complicated?
Self-employed income, 1099 work, ITIN borrowers, and first-generation buyers are everyday work for our team. Complicated is not the same as unqualified. The review just takes the right documents.
