Why homes are sitting longer

More homes for sale, borrowing costs that have stayed higher than many buyers expected, and a slower fall season all at once.

New listings keep outpacing sales, so choice keeps stacking up. At the same time, higher monthly payments have thinned the crowd of active buyers. Fewer buyers spread across more homes means fewer bidding wars, more days on market, and sellers who have to compete for the offer instead of the other way around.

What price reductions really tell you

A price cut is a public signal that a seller has already accepted the market is negotiating. Houston sellers who cut have been reducing by meaningful five-figure amounts.

Earlier this year Redfin measured the average Houston reduction at 7.9% of the asking price, roughly $33,754 on the average cut listing. A listing with a price cut and 45 or more days on market is usually a seller ready to talk about more than price, which is where the next section comes in.

The new construction angle

Builders are competing hard for buyers, using incentives that resale sellers usually cannot match.

Industry reporting through September 2026 shows builders giving up margin to lower buyers' borrowing costs, and new home sales hitting their strongest pace in eight months because of it.
