When do you need a jumbo loan in Houston?

You need a jumbo loan when your loan amount, not the home price, goes above the conforming limit. In Harris County and everywhere else in Texas, that line is $832,750 for a single-family home in 2026.

What counts as jumbo?
Any loan above the conforming limit set each year by the Federal Housing Finance Agency. For 2026 that is $832,750 on a single-family home in every Texas county.

At what price does a Houston home go jumbo?
It depends on your down payment, because the limit applies to the loan, not the price.
With 20% down, a home up to about $1,040,000 keeps the loan under the 2026 limit. With 10% down the line is about $925,000, and with 5% down it is about $876,000. That is why two buyers of the same Memorial or Heights listing can end up with different loan types.
What is different about jumbo loans?
The rules are the lender's own. That usually means stronger credit, a larger down payment, and proof of money left over after closing.
It also means requirements vary more from one lender to the next than they do on conforming loans. One lender's no can be another lender's yes on the same file, which is exactly the situation a broker that shops more than 50 lenders is built for.
Just over the line? You may have options
In September 2026, several wholesale lenders began honoring an estimated 2027 conforming limit of $847,440 before the official announcement.
The FHFA does not publish the official 2027 limits until late November. But lenders are allowed to move early at their own risk, and in September 2026 major wholesale lenders set early limits between $845,000 and $850,000. If your loan amount lands between $832,750 and those numbers, you may be able to stay conventional today instead of taking a jumbo loan. A larger down payment or a second loan alongside the first can do the same job.

Larger investor purchases often skip the jumbo question entirely and use a DSCR loan, which qualifies off the property's rent instead of your income.
